AVOID 312 ROYAL PLAZA SHEFFIELD

Avoid renting out apartment 312 Royal plaza in Sheffield. The landlord scammed us and literally took our money. He stole 400 from our 600 GBP deposit (each) to fix things that we didn't even damage. He took advantage of the fact that we were students, so we couldn't do much about this as we didn't even know. Now it is obviously too late to take any action. We were in communication with the tenants after us and the landlord nor the company actually fixed the 'apparently' damaged items by 'us'. Which confirms he just stole out money. About the actual company themselves, horrible communication and it took us multiple emails/calls for them to actually answer us back. We chased them for almost two months to get the remaining of our deposit back. Avoid this apartment at all costs no matter how good it seems at first.

Disappointed

I am very disappointed with the recent service of Linley and Simpson in Leeds. We have been renting from them for about a year now, and while they have been relatively responsive, it has gotten a lot worse lately. We have a furnace in our house that is 40 years old. I have lived in houses I owned before, so I know that such an old furnace can fail anytime - and of course it just did. I have been asking for them to ask the landlord to replace it, but nothing. The furnace is now broken, and I have been living in cold house for 3 days now, waiting for someone to come and change a spare part on a furnace that is literally kept together by tape. As most letting agencies, these people do not have the best interest of their renters at heart. Avoid if you can.

They are friendly enough. But some reservations.

They are friendly enough and answered some questions, but at the start when I was seeking clarity around the service they were more interested in getting me to just agree to the buy, and when the vendor was being a bit funny about not including furniture that we had previously explicitly agreed to they tried to pass it off. When viewing they could answer some questions, others not so, and they just left these unanswered in the future.

UNFAIR TREATMENT TO STUDENT

At University Open Day, the spokeswoman for Linley & Simpson could not be any more helpful and informative. She spoke of student welfare as being very important and prided themselves on arranging accommodation in Wakefield for all first year students at Backstage Academy. During the tenancy, we found them less than helpful or interested in student welfare and on departure had the cheek to charge a ?30 for cleaning dust from drawers and limescale from shower head, even after the room had been cleaned extensively throughout the tenancy and certainly on the day of departure. I personally travelled 2 hours to ensure both bedroom and bathroom had been cleaned to a high standard, it most certainly had been and I am proud of this being done. To my mind, it was as clean as it had been at the beginning of the tenancy. a ?30 is a lot for a student to find and I am amazed and disgusted at Linley and Simpson.

By far the best Team in the business

The team at the Ripon branch are by far the best team I've dealt with in almost 20 years of renting. The whole team were friendly and professional and nothing was too much trouble for them. Throughout numerous calls to them, each and every time we were met by a friendly helpful and knowledgeable member of staff, who either answered our query instantly or went away and called back within minutes with an answer. They went out of their was to accommodate viewings and extra viewings to allow us to measure for curtains etc. The Ripon branch should be a centre of excellence to train others.

Extremely Disappointing Experience

My experience with Linley and Simpson has been nothing short of a nightmare. I received the keys to the property last week, and what initially seemed okay turned into a series of shocking discoveries upon closer inspection. It's evident that the agency did nothing to prepare the property after the previous tenant left.The carpets were filled with dust and dirt, some even partially removed from the floor. The toilet floors were in appalling condition, with no maintenance or silicone applied to prevent water leaks. In certain areas, the floors were damaged, adding to the overall dissatisfaction.Despite reaching out to the agency via email, in person, and sending them photographic evidence of the issues, there has been no response or solution provided. It's been a week, and the lack of action on their part is unacceptable.I am extremely disappointed with Linley Agency's negligence and lack of professionalism.
