Took the to the Property Ombudsman and won!

I took this company to the property ombudsman after appalling service trying to acquire a tenancy in Wetherby. it took 9 months but I won damages.I was given written assurance of securing tenancy but purely because I complained at their poor service they withdrew the offer on the grounds that the landlord had 'decided not to proceed'. This was a lie. They were unable to produce evidence. They are a cabal of mean spirited, money driven amateurs. Good luck if you use them. You'll need it. And a lawyer.

DO NOT RENT IF YOU ARE BAME INDIVIDUAL OR VISA HOLDER

Linley and Simpson Leeds is the most unprofessional letting agency I have rented from. Not only did they let me a flat that was not liveable but also they left me to fix the repairs myself. When I requested to be reimbursed they told me that the landlord would not be willing to pay me for the cost of reimbursement because the value of the repairs is over a ?60. Laughable right? Whata ? ?s more laughable is that the agent did not contact the maintenance person to fix the repairs in the flat until I was hiring someone privately. After waiting for so long. Therefore, I was expected to reside in a flat that was against environmental health policy and pay them full montha ? ?s rent. However, when I deducted that money from my rent, they threatened to take me to Court for rent arrears. Furthermore, their complaints procedure is an utter joke. You can email all the evidence you have but no one acknowledges your email. A generic email will be sent though stating, we are conducting an investigation. You are not updated on who is conducting the investigation or how far they are during the investigation. But whata ? ?s even more concerning, there are other flats in the building that were let and werena ? ?t in a decent state of repair, I learnt this through conversations from the other tenants. The tenants also stated that they were given incorrect information from the agents prior to moving in. Upon, moving in, when they realised that they were given false hope and tried to hold the agent accountable, they (the tenants) were ignored. These flats are mainly occupied by BAME individuals or Visa holders. Now let that sink in.

I will 5 for now although the process

I will leave 5 for now although the process is still on going , I havena ? ?t got a final decision yet. But till to this moment everything is going swimmingly, straight forward and swiftly . Thanks Jada for support and looking forward to be part of Linley and Simpson , fingers crossed

Our bed was kep breaking for a long

Our bed was kep breaking for a long time and we just ignored it for a while and kept fixing it ourselves. But then we decided to ask Linley and Simpson to help us sort it out. It was a really quick turn around, within 2 days we had a new bed! I thought they might just fix the broken one but having a new bed was even better. Lauren Taylor sorted us out so easy and quickly!

Excellent personal service !

I wanted to express our gratitude for the amazing personal service that letting agent Mark Nowoslawski, showed us when we were relocating to Leeds in September 2023 searching for a rental property in Headingley and again just now (June 2025) as we were on the property hunt again. Compared to other agencies he went above and beyond to help us and make sure we got the properties we wanted. His communication was excellent and super speedy. He always made sure he kept us in the loop of any new properties. He was really professional and thorough and so pleasant to deal with, restoring my faith in estate agents ! Linley and Simpson are lucky to have you . His colleague Chelsea Cullen was also so friendly and helpful. A great customer-first experience!
