My partner had signed for a house 2 months ago, signed all the papers and guarantor, fees etc. Was told 3 different move-in dates for them to be cancelled, on the day due to branch a ? ?miscommunicationa ? ? and issues within the office. This resulted to him sleeping in his van for months, to which they knew, and did not pull themselves together as a team to sort out the logistics of the contract. After constant nattering between the Leeds and York office, they actually scared off the landlord. Who apparently has been a ? ?put offa ? ? by Linley and Simpson (York). Called into a meeting today and told he no longer wants to rent and is going to sell privately. And they could have a different property set up for a weeks time. After 2 months of waiting and keeping nearly a ?3000 deposit, I can say I am truly dissatisfied with their agency. I myself, believe I coulda ? ?ve done a quicker and better job. 0/5 stars. The only thing can be grateful for is that they were apologetic and are going to compensate. An utter mess.
Tenants beware RUN!! Horrid 1 year experience in a property that was just a living nightmare with a landlord who could not care less for the welfare of their tenants not even a care in the world for a 6 month old baby who was left in freezing conditions with a broken window for 8 weeks over the winter months even after persistent messages to get this fixed for us! Absolutely rubbish branch and they really need to be careful on the landlords they chose to represent as it makes you look even worse.
Had really good experiences with individual members of the team - notably Holly Searchfield - as our tenancy was coming to an end, my partner unfortunately ended up in intensive care, so I couldna ? ?t move out of the house by the pre-agreed date. She was so patient with the whole situation and really made such a stressful time that little bit easier to deal with. She even followed up a couple of weeks later to check in on him, which was so unnecessarily kind. On the other hand, we had a lot of disappointing experiences with Linley and Simpson as a whole - it took them weeks to sort out a leak that was causing black mould to form around our electrical socket and that was warping all our floors. Our bed broke and needed replacing but all they did was send a handyman that screwed a piece of wood into the bottom of it. The 3 seater sofa that came with the flat needed replacing (simply due to old age/wear and tear), but they replaced it with a two seater chair that is closer to a dentist waiting room chair. When I got in touch with them, their reply was essentially a ? ?well therea ? ?s two of you on the tenancy and ita ? ?s a two seatera ? ? - the chair literally wasna ? ?t big enough for us to sit next to each other side by side (wea ? ?re of average build). Ended up biting our tongue a lot because it felt like arguing with a brick wall over something that could and should have been so easily fixed
As a property owner I have to say I would never ever again go anywhere near this lot. From day one they have been utterly tragic. I find they have a high turnover of staff as I rarely dealt with the same person. My experience has been the worst, gaining a tenant Ia ? ?d rejected, but found they had moved them in without me knowing. Then dealing with the damage once theya ? ?d left lost at least a 4 figure sum because they were complacent on both check in, check out and tenancy deposit scheme dealings. Ita ? ?s just been awful, i regret the day I ever signed with these.
Ive known Will Linley & Nick Simpson from before they started this business & they have gone from strength to strength but more importantly there staff has as well. I deal a lot with Grace Smithson & she is top draw. Prompt to answer & deal with any problems. A bit of a star in my opinion.
