Quick and amazing service!

I have had nothing but an amazing time working with Linley and Simpson on moving me into my flat! Ella C Hodson has done everything for me, from showing me around the flat to answering all my questions! Signing onto the tenancy and sorting everything in between has been so easy thanks to all her help! I can't wait for my move-in day!!!

Poor Service Experience with Linley & Simpson

I am a landlord who manages their property via the Linley and Simpson agency. I was given a professional and efficient agent, however, she unfortunately had to leave during our contract. I was put into the hands of the Roundhay branch manager, however, there was a lack of communication from him. I was handed over to other agents, one of whom was a trainee and his exchanges with me had an inappropriately, casual tone, whilst providing biased and erroneous information. Instead of acknowledging their shortcomings after I raised my concerns, they deflected the blame onto my apparent misunderstandings. Their website promises high standard services, but my experience did not reflect this. The agents prioritise the convenience of tasks over the interests of the landlord and their policy. As I am managing this abroad, the poor, delayed communication and the inadequate services has made the process much more arduous. Whilst I trust those who founded this agency had good intentions and built a great reputation, their agents hide behind it and expect to receive little consequences.

Ella Burnham

Ella Burnham couldna ? ?t have being less interested in showing me round a property. She also obviously didna ? ?t find me worthy of any update on my application or even acknowledgement of it. You really are treated as the lowest of the low as a renter by this company.

MOULD, USELESS, WITHHOLDING DEPOSIT

Less than 1 star. A nightmare from the start. I was delayed moving into my flat as they were sending in cleaners (the flat had been empty for a month). I got in and there was still black mould on the walls. The mould worsened during my 3 years there to the point where I couldn't use one of the rooms, my belongings were damaged and I had to have surgery to fix a chronic infection that could not heal in this environment. This was reported many times and, aside from 1 proper visit, was treated by asking me to put damp catchers up (which i already did) and painting over it with damp paint. Various times I was expected to pay for plumping and property maintenance because it was an emergency and their plumber hadn't been available. Upon leaving the property i cleaned and scrubbed and left only a small amount of regular wear and tear (from the 3 years I was there). I painted and cleaned up the mould. This was in July. It is not December and I have still not received my deposit back as they are claiming I owe them a ?110 in cleaning charges. No receipts will be provided and the neighbours to the flat have confirmed no cleaning was undertaken. This is a greedy parasitic company and I will never recommend anyone go through them. Oh, and if you want receipts from my end don't worry I have pictures and screenshots of the full thing.

If I could give less than 1 star I would.Absolutely awful service, First of all I moved into my flat which was guaranteed parking and I did not get parking until 7 months into my tendency which we had on going problems with. So many problems with this company. Another issue was when we left the property which we left cleaner than when we moved in as we had to clean all the mould from all over the property when we moved in we got charged a ?150 for cleaning and when I said we would like to provide our own cleaning this was denied as they want to get as much money of you as possible. a ?150 for cleaning is just unheard of especially when the property was clean. Also the invoice sent from Linley and simpson was from a cleaning company that cannot be found online and is not registered to the address they gave. This is for the leeds city centre office and Matt has really not been helpful. I would advice nobody to use this letting company they will do everything they can to get money out of you even if you for nothing. The worst letting experience I have had an I have been renting for 4 years.
