I had a beyond terrible experience with this agency and needless to say I was not surprised at all with the shameful feedback left by many other customers whom Linely & Simpson has disappointed.They literally played me! DO NOT RECOMMEND AT ALL!!!
My partner and I had a very positive experience selling our property with Linley and Simpson. Their rates are very competitive, and Michael was quick to respond to any queries we had. The property was placed on the market at a realistic price, negotiations were done in a professional manner, and the whole process was stress free. I have no hesitation in recommending Linley and Simpson, Headingley.

I never got keys on time. I had to wait 2 days than the agreed move in date. Also, they didn't check whether house was cleaned or not even though they confirmed in email we will get it clean, it was filthy we sent them email and complained about it but we had to suffer even though it was not our fault.
Linley & Simpson have proven to be one of the most dishonest and exploitative letting agents wea ? ?ve ever dealt with. Upon moving out, they hit us with an unfair and unlawful cleaning charge, despite us leaving the property in excellent condition. We provided clear photographic evidence, yet they completely ignored it, refused to follow their own documented procedures, and disregarded renters' laws altogether.Under The Tenant Fees Act 2019, landlords and letting agents cannot charge tenants for professional cleaning at the end of a tenancy unless there is clear evidence that the property was not left in a a ? ?reasonably cleana ? ? condition. Linley & Simpson blatantly ignored this law, fabricating a charge with no basis.A special shoutout to Joanne, who either refuses to read emails or deliberately ignores tenants when they present facts. When we requested her managera ? ?s details to escalate our complaint, she conveniently failed to provide thema ? ?blocking any attempt to challenge their unfair decisions.Instead of acting fairly, Linley & Simpson bullied us into paying an unlawful charge, giving us the choice of either forking out money we didna ? ?t owe or paying even more just to raise a dispute. Ita ? ?s a blatant scam designed to squeeze every last penny from tenants.If youa ? ?re considering renting through Linley & Simpson, think twicea ? ?unless you want to deal with a company that disregards evidence, ignores legal obligations, and makes up charges to line its pockets.
Been having washing machine issues for months, shaking the house down already broke a few glasses and plates due to it being so bad, sent someone out multiple times (latest being 24/06) still the same, and this is after weeks of communication and also having a go at them to get stuff done, should not be like this on a prefessional level. For an estate agent as big as this youa ? ?d think theya ? ?d have their own contractors coming out but everything has a unnecessary long process starting with logging online. Also currently having bad damp issues which again is taking ages.
