AVOID AT ALL COSTS RENTER BEWARE

Renter beware, reported toilet blocked and overflowing over 4 weeks ago now and still have no flushing toilet yet... they are very quick to take your money but zero effort performing repairs. Property left uninhabitable over a month and no refund of rent! If it were possible.i would give them zero or negative stars. They never call back when they promise to and they pass your details to anyone without asking first! AVOID AT ALL COSTS

Samuel Priestley

As a landlord that lives overseas, it is great to had someone as Professional and reliable as Sam Priestley to work with in all matters related to the renting and management of my property in Wetherby. He is very quick to respond to any matters related to my Flat and also to any quieries I have about the flat or rental market in the Uk which invaluable when I am not as familiar with UK market anymore. Sam is an excellent ambassador for Linley Simpson in Wetherby.

Won't use again

We were quite excited regarding a property we had seen online. I decided to call and enquire to hopefully arrange a viewing. I was put on hold by a young girl on three occasions who didn't sound like she knew what she was doing only to be told the property had been let! I would like to add the property which was situated in Methley stated clearly on the website that the property would be "Available from 20/7/2024.Bad management when she didn't even know what properties were on their website to start with but then not to change the property details is again unacceptable. I don't like my time being wasted, nobody would.I would not use this "Agent" again. I had no choice but to leave one star which I had to do very reluctantly.

Prompt and timely service

I have been renting my property through Linley and Simpson for 5 years now and have generally had excellent service. In particular, recently I have had great service from Sophie in communicating and resolving maintenance issues promptly, which hasna ? ?t been the case with previous members of staff. I have been pleased with how my property has been managed as somebody who doesna ? ?t live in Leeds!

Absolutely immature staff

Absolutely immature staff that can't even write a professional email let alone to whom it's addressed to. I'm disgusted at the level of attitude and use of abuse due to unable to call up the staff and communicate properly.

Avoid avoid avoid

Absolutely awful people. Fussy, rude, abrasive and extortionate. Avoid these people at all costs. Do not use this company for anything. There are far better, cheaper and more professional options.

Rented a house through Linley and

Rented a house through Linley and Simpson Ilkley branch. All they care about is money and let out vile properties and try to keep all of your deposit. They are rude, very unhelpful and honestly can't believe they would let out a flat in the state it was in. Would recommend avoiding linley and simpson and all costs.

Hot Water Cylinder

This was a maintenance issue involving the hot water cylinder and repair to it carried out by British Gas. It took a long time to resolve but Stephen Shodia at Linley & Simpson was patient, courteous and kept myself and the tenant updated through out the 2 month process. He is a credit to the company.

Avoid it you can!

Bingley branch West Yorkshire They hardly ever answer the phone, they will only ever return your calls if you've chased them at least three times.I have been trying to get hold of them to release the deposit to TDS so they can resolve the dispute but despite several attempts of contact and messages, they've failed to get back to me!

My Daughter rented a property in

My Daughter rented a property in Bingley in April 2023. The property hadn't been cleaned, there was no door on the dishwasher, the fridge had blocks of ice on the inside ( yes the fridge not the freezer) The radiators didn't work. The downstairs shower had no water pressure and when you turned the tap on in the sink the water just ran through to the floor. Items left from previous tenants were still in the property stashed in a storage cupboard.After a couple of week after a rather lengthy downpouring of rain water began to flow down the walls and doors of the upper floor bathroom and landing. Mushrooms began to grow there too.I hasten to add that all these problems were reported from the get go, photos were e mailed to them prompting assurances that the repairs would be carried out.Nothing!I went to the office in Bingley and spoke to Jack, the manager. He had no idea why the repairs hadn't been carried out and blamed the repairs dept.He then came round to take more photos and again assurances were made to fix the problems.The odd repair was done but the major ones are still waiting.A few months later an inspection became due, more photos more assurances including new dishwasher and new fridge freezer.Still waiting!Forgot to mention that the roof was leaking causing the mould and mushrooms. They did repair that but too late as the door jams had split due to the water. The stair carpets became wet through and now just smell musty.Despite asking, she has no idea whether the chimneys had been swept so was unable to use any of the fires in the property.It may seem that not enough was done on her part but endless calls, voicemail messages and emails were sent.The reason she had to rent this property was due to the break up of her 19 year relationship. Her partner cheated on her. That and all these problems with the property have taken there toll on her health.How they are still in business I do not know.BTW this is not anything to do with rent arrears as she has paid every month! I wouldn't have until they had carried out all the repairs!!Next step, the owners of the property then the Landlord Ombudsman.
