This branch is disgusting.Current private tenant who, in my younger years was a bit silly and as a result, have adverse credit for a short period of time.Am able to provide a guarantor and references of my last 4 years rent history (zero issues).Refuse point blank to allow a viewing of a property, whereas another branch can proceed with an application.I will however be cancelling this viewing as I refuse point blank to deal with a company who vary the rules from branch to branch.Avoid!!!Response to reply:What a load of rubbish!There was absolutely zero pointers towards this being the case and the person on the other end of the phone was very quick to decline the request for a viewing. Funny isn't it, how you appear to know exactly which property I'm talking about... Appalling.I have found somewhere thank you and will be becoming a landlord myself in due course. One thing's for certain, it won't be Linley and Simpson who manage it '? ? ? ?
As a landlord who served notice on their tenant for non payment of rent only to find they had secured a let through Linley Simpson who seemed not to have followed due diligence regards references etc and failed to make contact when this was brought to their attention '? ? ? ?
Absoloutley disgusting handing my keys in and they are trying over charge me like an additional 2 weeks rent, and a ?132 for end of tenancy clean when in their own words there was a bit of dust and shower smudges. They also claimed they hadna ? ?t received my keys and didna ? ?t end the tenancy until 2 weeks after. The staff they have at the front desk clearly lack training and common sense and they clearly dona ? ?t give a crap how they treat tenants. If anyone is moving into 33 balmoral Place brewery wharf I advise you not too as the lights make a horrible buzzing sound and the heating does not work. Lights and electrics are faulty and will probably trip when you move in as they did with me. The staff are unprofessional and extremely incompetent Althea messed up my viewings on 3 occasions originally and I am still receiving text messages from them advising that someonea ? ?s coming to view the apartment 3 weeks after Ia ? ?ve left this just shows how unorganised and incompetent they are. I would seriously advise to use another letting agent.
Kieran made the whole experience! From the minute we called to book a viewing to the moment we completed, he was always on hand to chase the seller, answer any questions and arrange further viewings. I could not fault his service in any way, this has definitely encouraged us to use Linley & Simpson in the future!
Had an agent from Linley and Simpson wetherby office come to value our house, as we are considering selling. She spent around an hour chatting and taking measurements before leaving and promising to get back to us within 2-3 days. Think she was more interested in the free cup of coffee and getting out of the office because she didn't get back to us with a valuation, despite multiple phone calls and emails requesting her to get back to us. Safe to say we will be avoiding selling our house with this agency at all costs. Wouldn't recommend this agency to my worst enemy.
Theya ? ?ll solicit a good review and then turn around and treat you like crap. Completely unprofessional and will lie to cover their ass, and then when you call them out on it they demand to know if you have proof, which theya ? ?re careful to make sure you wona ? ?t have. Refuse to send maintenance, of course, and then blame someone in the office for the a ? ?mistakea ? ? and act like victims about it, as if you arena ? ?t without power and water and a toilet. As a landlord, I expect efficient communication between my tenants, myself, and the letting agent. I was pleased with Preston Baker's service, but the lettings department was taken over by Linley and Simpson. Now, even just a couple of months in, I already feel a world of difference. Communication is very haphazard; I get a lot of automated emails, unsure whether or not I'll get a reply if I have a query. Once I do get hold of someone, conversation might be sustained for a few emails, but after a while there is no follow-up after I've requested them to get something done. I'm left in the lurch and I'm sure many others are too. Money is charged and checks are carried out without prior notification or reports as follow-up. Tenancy renewals are left up in the air for weeks. Communication about new lettings agreements with Linley and Simpson themselves fizzle out after a few emails.I hope Linley and Simpson will take these comments into consideration and maybe look into restructuring their lettings department. It seems very chaotic and doesn't offer the professionalism landlords and tenants expect.
