Glad to be rid of this company and the

Glad to be rid of this company and the arrogant landlord as well. Nothing but hassle since the day we moved in. Made every effort to decorate and keep the house in good condition. Had issues from the first day moving into the property (gas leak was a massive issue!). House apparently professionally cleaned but was an absolute disgrace, greasy oven, dirty floors, mould on windows, dirty bathroom. Filthy carpets which we ended up professionally cleaning ourselves. The final straw was penetrating damp in 3 areas of the house and had to resort to getting the council involved after the landlord blamed us for the damp, blamed us for breaking a tap, etc. The central repairs people are disgraceful and have no one's best interests at heart except their own. AVOID THIS COMPANY AT ALL COSTS!Glad to be now in a new house with ZERO problems and an absolutely lovely private landlord who genuinely cares about his tenants and his property.Linley and Simpson, you might get away with treating most people with contempt but think again when you deal with people who know their legal rights!Want going to leave this review but feel it's my duty to ensure other people don't get the same poor service and treatment!

Ia ? ?ve had ongoing maintenance issues for months now with little resolution. That is until April took over. Shea ? ?s been an absolute star. Shea ? ?s responsive, goes beyond when trying to resolve issues and is always super responsive.

Dona ? ?t seem equipped to sell

Experience of trying to get property viewings from York office is abysmal. To start with it can be difficult to get them to answer the phone. If you leave a message, as they ask, they never get back to you. If you do manage to speak to someone they always say they are the wrong person and they will get someone to call. They dona ? ?t call. Sellers beware.

Excellent communication from Linley & Simpson

Sophie dealt with a tenanta ? ?s issue quickly and efficiently. It was escalated to me and resolved in a timely manner. Sophie kept up updated on steps throughout the process. Hopefully the tenant is as Hapoy with the outcome as was the landlord.

Grace, Aimee, Kate and Megan were really helpful and hands on in finding me a tenant in a short amount of time. I was provided with regular updates, feedback from potential tenants and advice on how the property market was and what to list the property for.

Stressful Three Years a ? ? But Credit Where Ita ? ?s Due

My partner and I moved to Leeds in 2022 and have just left in 2025. We originally rented a property through a different letting agent, which was later taken over by Linley & Simpson.From day one, the house had problems: a boiler that kept failing and was repeatedly patched rather than replaced, a persistent gas leak - reported every year in the gas check as 'of concern', but never fixed... that became a full-blown leak, leaking windows, a bathroom ceiling that began peeling away, and a bath that started sinking through rotten floorboards. One particularly memorable moment was discovering a hole in the floor covered with laminate and, beneath it a support beam connected on only one side. Just hanging there. Oh, and a radiator that had been nailed to the wall fell off in front of me. Crime in the area was constant; violence, vandalism, armed robbery, even a a ? ?lady of the nighta ? ? in a caravan behind the house.Over three years, rent went up by 25%. By the time our hob was condemned (due to yet another gas leak), our landlord was pushing for another rent increase and trying to force us into a full-year contract - even after we explained we were buying a house and just needed three more months. That was the breaking point. I called the press. Therea ? ?s now a rather embarrassing photo of me in the paper, arms crossed, looking simultaneously angry and defeated.Now, you might be wondering - why is this a four-star review? Surely if it was that bad why not one-star?Because, despite everything above, Linley & Simpson handled things professionally. They inherited the property and did what they could within the limits of a very uncooperative landlord. Every issue I reported was responded to. Sometimes things got heated - it was a stressful time, and there were some difficult moments - but they always kept lines of communication open and ultimately - understood.Special credit goes to Honor, who got it from the start and really tried. She saw the situation clearly and treated us with empathy and urgency. Also to Ellie, Ebonie, and Ben, who came round, understood exactly what we were dealing with, and then actively advocated for us. Thanks to them, we got some - but not all - repairs done towards the end that made it safer to live in the house, and the rolling contract we needed to get out without being liable for 9 months more rent.Today, we got our full deposit back. They really did nail the landingFour stars. Because they stayed the course, even when the floor didna ? ?t.

DO NOT RENT FROM Linley & Simpson would

DO NOT RENT FROM Linley & Simpson would be my advice! I paid for a professional end of tenancy clean and have vides showing how immaculate it was left by the cleaning company I paid. Linley and Simpson are now trying to charge me a ?90 to clean a shower head and floor that my videos show are immaculate. They also charged me to 'WIPE' - not clean, or mend, but to WIPE a door handle!!! Parts of the carpet were also decimated by carpet moths. I reported this to Linley And Simpson and the guy they sent did little more than hang a few bags of lavender around the apartment. I have videos showing the damage caused by these disgusting carpet moths that I had to live with. I have rented for a total of 20 years in my life and never ever encountered anyone as appalling as Linley And Simpson estate agents. In addition to the above I had to pay for additional water charges that were caused as a direct result of a leaking toilet in the property. This should clearly be the landlords responsibility and yet I had to pay Yorkshire Water and Linley & Simpson just ignore me when I email regarding this issue. I of course have video proof of all the above.

Amazing Service

I have recently been flat hunting and I had the best experience with Ella. She provided a great viewing and was incredibly quick to reply to my emails regarding the flat afterwards making the process very easy. Overall an incredibly positive experience with amazing response times!
