Kirk Marriott was always quick to reply to my questions, and was very helpful with their responses. This made the process of sorting our our new tenancy much smoother, which myself and my co-tenants are very grateful for.

A Looting Agency

Never go with them, they are not a letting agency, rather they are a looting agency. When you leave a place they'll do anything to loot your hard earned money. I really had to file a complaint with the TDS to get my money back but I know many of you will not go that route, hence my honest advice stay away from them.

Unprofessional and indifferent

My daughter used this company to manage her apartment in Leeds. They failed to do any inspections during the tenancy and when the tenants left the apartment was in a very poor state. Furniture was badly damaged and there was very clear evidence that the tenants had kept a cat in the apartment, in breach of the tenancy agreement. All of this would have been revealed had L&S done their job properly, At the end of the tenancy L&S seemed indifferent and unconcerned about the issue. They then took months and frequent cajoling to deal with retentions from the tenants' deposit to cover the cost of the damage. Consequently we appointed another letting agent. We would not receommend L&S to other landlords.

Typical estate agent: dishonest and full of it

I'm not sure who's writing these positive reviews and how genuine they are, although as a prospective tenant I can say hand on heart, Linley and Simpson were a total waste of time.I was clear from the beginning about what I was looking for, and a member of their team showed me properties. They were dishonest about the minimum contract period, pressured me into putting down a deposit and after I uncovered their dishonesty I had to abandon the whole thing.I wouldn't recommend them. Market your own property and save yourself the hassle.

Don't believe what they tell you they don't care about the tenant they only want money

I'll never use to this agency or recommend to anyone I have applied for a 3 bedroom house n I got email that the application was accepted and they ask me to pay holding deposit since I sent they never get back to me I have to keep calling them they always told me the person who is in charge of your application will contact you and got email again saying my application was rejected after sending holding deposit I said ok i want my money back they said unfortunately your money is unrefundable..,.

Atrocious letting agent!

I previously had my tenancy through Simon Blyth which was really good. Very responsive to issues and great communication as an agency. Pre covid when Linley Simpson bought out Simon Blyth there was a noticeable change in engagement and attention to issues and communication. Emails and phonecalls would go unanswered for weeks. I had to threaten to bring in self sourced contractors to fix a leaky shower and storm damaged fence. As soon as I suggested costs would be deducted from the rent I received better communications... this said the shower issue took 17 months, not weeks, months to fix. The storm damaged fence remained damaged until I left earlier this year. 4 years with a poorly maintained fence opened an opportunity for thieves to access the property easily and escape with stolen goods quickly. Despite the police suggesting the fence made an easy escape route and this being reported to Linley no maintenance followed. Upon leaving the property I requested a pre exit check to agree together any residual issues so that the deposit refund was understood. Linley refused to come in until I had left... the week after I requested the check a separate Linley team member requested a visit to take photos to enable them to list the property online. My response was simply sure on the proviso that they combined the visit with an exit check. Unsurprisingly no one visited. After exiting on the agreed date, where the property was completely emptied, cleaned and garden tended to, there was no communication until I chased for the deposit. I was told they were claiming 2 thirds of the deposit for things that were either previously reported and not resolved during the tenancy or completely unreasonable ie windows to be cleaned or deep cleaning for the bathrooms. I can assure you as an ex military sergeant I know what clean looks like. I believe Linley have an ongoing agenda to skim as much profit from tenants and landlords. I evidence this with knowledge that Linley tried to increase the rent last year which I challenged and refused. I was then advised the landlord wanted to sell the property. Seemed too much of a coincidence so I contacted the landlord. He advised this was not the case. I believe Linley were trying to get the higher rent as additional direct revenue to them and have unfortunately now lost a tenant of over 9 years. I would never use Linley Simpson. Overall poor service, at worse utterly disgusting behaviour and support.
