Would rate less if I could. I rented a flat through their Chapel Allerton, Leeds branch. When I was moving-in, I was provided a inventory list with comments professionally cleaned. Property was not cleaned at all. There were cob webs and personal belongings from the previous tenants. I raised the issue with them with the photos. And paid myself for the cleaner. They tried to blame the landlord for not cleaning the property. As they provided me with the info, they should be validated the info provided by the landlord - why they charge fee both from landlords and tenants for? It was escalated to their directors and got an apology.Last week, I moved-out and left the property in much better state than I received it. I provided the photo. I was informed that my deposit will be deducted for deep cleaning and personal belongings left at the property. I raised the my perspective that I left it in a good state than I received it. Whole thing was handled very unprofessionally. I am going to raise dispute with TDS.Linley & Simpson should be banned to provide any letting services. They should be avoided at all cost. Notice from last time, now have hired someone to reply to complaints on here (Trustpilot). Just a lip service with no actions.Please let me know if anyone taking Linley & Simpson to court for stop operating. Happy to share my evidences and can support with money as well.

Avoid Avoid Avoid!Enquired about a few properties to rent over a few months to view etc...they got in touch about only 1 and were so rude and unprofessional I was shocked! They then messed us around with viewings etc and demanded deposits before even seeing the property and would not confirm in writing that we would get this back if the property was not for us!We thought about giving them another chance and enquired about others...nothing.....no response/contact whatsoever.Waste of space/time...Honestly, avoid them at all costs...
As a landlord, ita ? ?s important to me that my tenants are treated with the same respect and consideration Ia ? ?d expect myself. Ensuring their stay is a positive and comfortable one is a core value of mine.Linley & Simpson have given me real confidence that this is being upheld. Possibly the worst letting agents I have ever had the displeasure of dealing with. They wrongfully changed my contract dates in the draft tenancy agreement to new dates in the official agreement without making me aware and are now trying to force me into an extra month on tenancy despite it being very clear what the dates of my tenancy were throughout the process until they decided to change them without notification to get more money out of me. The team take an outrageously long time to process anything and will misguide you in believing the process has been completed then notify you months later that theya ? ?ve only just finished it. They are extremely slow on repairs to the property. I would strongly advise to avoid all properties advertised from these agents to save yourself a lot of hassle in the future.
Turning up to the property unannounced claiming they were a ? ?walking pasta ? ?. When our landlord passed away they allowed us to apply for a different property, approved us for that property and then changed their mind and told us our current a ? ?landlorda ? ? (inheritors of the house) would not allow us to move. Twice they have allowed the landlord to attend our property unannounced. Been dishonest with us about our tenancy being secure even though landlord intended to sell, because landlord wanted the rental income up to the point of sale
My Daughter was accepted for a rental and then due to some internal issues at the lettings agency, then they revoked the offer and decided to give it to someone else with not reason. Absolutely disgusting behaviour by the agency.
I was calling to request some details for an apartment to rent. It is difficult for me to book a viewing in person, so I asked if a video would be possible. I would have most likely gone ahead with the booking anyway. They were unable to provide one. I can hardly see the reason not to, one would think they could have used the time for a physical viewing to film a short video walk through instead. Very disappointed. Needless to say, scant information on any of their properties on their site.
L&S City branch took over our property in Leeds and things instantly took a turn. They are only interested in protecting the landlords earnings and see you as a ?a ?a ?. They (Luke) offered us no support when we had a dispute over overcharges with the landlord and kept telling us to just pay (luckily the TDS rightfully sided with us). They didna ? ?t fix our boiler for months, meaning wea ? ?d have to manually fire it up every time we wanted water, giving us a a ?700 electricity bill which they refused to help us with. L&S are only interested in profiteering from the housing crisis and not being fair or transparent with tenants. Please look to avoid them if you want a less stressful life.
Linley & Simpson provided decent service overall. Spencer was professional during the viewing, and the referencing team worked efficiently. Though the process moved quickly, communication coulda ? ?ve been better at times. They managed to find a tenant promptly and handled key transfer smoothly. While not perfect, they made the experience relatively stress-free.
