Linley and Simpson are the worst letting agency I have ever dealt with in 20 years of letting. Their fees are high, and their service is terrible. The house I rented from them was filthy on arrival despite the supposed check in document stating that it had been professionally cleaned. A whole room was missing from the document and another entirely fictional one added. I had to rewrite the whole thing from scratch despite being charged for the privilege. The front door keys have never been given to us just the side and back door. They take forever to get in contact with the landlord if you report a problem. And on one occasion they broke into our back yard without telling us. They don't do proper checks on tenants (I know because I work from home and they don't turn up) although they still charge the landlord and so far I've been living in a house with condemned electrics and no rent reduction for two months! Needless to say I am moving out. Imagine my fury when they rang today to ask me to take pictures for remarketing... Which given that the house has no current electrical certificate (now the law) is both unsafe and illegal. Do not use, either as a tenant or a landlord, it's absolutely not worth it.
We have been a tenant with Linley & Simpson for many years and have our annual inspections with Carl Stubbs who is polite, friendly and a pleasure to have visit. Will and the team have been excellent in accommodating for and supporting our needs as disabled tenants and we cannot recommend them enough. Thank you!
Me and my partner rented our first house through this company for almost a year. They were a nightmare to begin with, we dealt with the branch in Bingley. They contacted us to say that the landlord needed his house back as he was moving his nephew in who lived down south. They gave us 3 months notice, but then told us that we had to give them 2 months notice before we move out. We was struggling to find another house to rent as no one else wanted to wait 2 months for us to move in. We was told by the manager of another company that that is absolute nonsense and the notice should never be 2 months and we will miss out on a lot of houses because of this. When we rang linley and simpson they said they will 'ask the landlord if he's ok with a month' which has nothing to do with the landlord as everything is written up in a contract and it is up to the agency. They then agreed for us to give them a months notice. Once we had moved out they wouldn't give us the bond back as the 'hob was overused and scratched. The hob was brand new when we moved in and we only lived there for 9 months so there. They was also constantly rude on the phone and really difficult to deal with.
If I could give less than one star I would . It has been my misfortune to rent through Linley Simpson horsforth twice . They knowingly left myself and 4 children without any form of heating for 8 months . Then at the end of our tenancy refused to return my deposit claiming damage beyond fair wear tear due to it being damp . In my second property they claimed I couldna ? ?t dispute an unfair claim for non existent damage that they invented based on spurious reasons because I didna ? ?t reply their email in time . Absolutely disgraceful untrustworthy and unprofessional
I honestly can't recommend these guys at all. First off we were delayed even putting the house on the market as the valuer believed the house to be ideal for him to purchase. Two weeks later and we were on the market after the valuer decided no. The reasons given we then repeatedly thrown up as blockers by other potential buyers. Second, we had to chase for any sort of update constantly throughout the process. Very little information was volunteered without pressure from us. Once we eventually agreed a sale (after a significant price reduction), our buyer went cold and when we asked multiple times for him to be chased so we could complete we were told no in case it made him pull out. For the sake of anyone else who uses Linley & Simpson, I hope we got the bad apples.
