The property was not well managed, at-least before giving to the tenant the landlord should be asked to do the works at the property to make it live better from in as well as outside. Done 1000,s check for the tenants, but what about the land lords ??? Lawn very messy, doors not working properly, lights inappropriate. Tenants are paying alot on their demands. Landlords should have some responsibility. Since asking for almost 2 months nothing done yet.
I had the worst experience of my life dealing with them. I've been renting for 3 years in the Uk and nothing really happened in regards to my application and my referencing. however, my experience with Linley and Simpson turned out to be the worst nightmare. I wanted to move from 1 bed to two-bedroom apartment and told my current agency that I want to end my contract earlier (If that's possible) otherwise I'll just pay them for the extra1 one month, so in that case, I will pay two apartments for 1 month. I was very clear about it to my agency and they were perfectly ok with it. So, I found a two-bedroom apartment and applied for it, the agent (linley and Simpson) said that they preferred my application and liked it and wanted to move further with it, so after I've paid the holding deposit they send me the acceptance letter saying they were aiming for me to move in my June the 15th and that it's subjected to referencing. They took a WHOLE MONTH to process my referencing and rejected me to move in just 4 days ahead of the move-in date saying the landlord is not happy with the two contracts overlapping , this happened even after my current agency called them and explained them the situation. They made me wait the whole month just to say they can't give me the apartment that too during the time when it was extremely important for me to move as soon as possible for various reasons related to my work traveling and family (need extra space). I'm beyond furious over the fact that the agent was extremely RUDE and wasn't helpful at all. it was a nightmare dealing with him. I would never ever recommend going with them...
Very poor service to prospective tenants. Lackadaisical attitude. Agent was late showing up to viewing. Once i viewed the property, i said i wanted to take it. Not really interested. Just told to register on website. Chased application but told it was down to the landlord to make a choice on who they preferred. When i said i wanted to withdraw, the attitude of the agent was "i dont give a toss". Obviously this company do not need new business. Avoid at all costs
We were with RPMS for 5 years until Linley & Simpson took over the property RPMS were fantastic.L&S are absolutely useless they don't reply to emails or apologise for sending unqualified workmen round who leave a mess & then have to come back as they have "bodged" the job.They are fully aware one of the tenants is vunerable & assured the tennant the correct PPE will be worn then all but one workman wore a face mask! The gas check was done this month I was assured by L&S & Ignite he would wear a mask but he didn't they also tried to blackmail me with a rent increase as I wanted to postpone the gas check while the covid levels were high & I had already arranged the gas check 3 weeks previous ! The house hasn't been updated since 1995 we have 3 kitchen cupboards which have black mould behind them & are rotten with screws holding the shelves up & sticking out of the sides of the cupboards! The windows don't fit properly & have gaps in so when windy the curtains blow about.I have been waiting for 7 years for window keys as it affects my insurance not having them..the excuse I get is " we don't have any as the windows are so old".We were left with no cooker for a month in October 2021 & the fridge freezer broke last year & I lost over a ?100 worth of food,I offered to buy my own replacements & take them with me when I move but wasn't allowed so they mended the old one after 3 days (I live in a village without a shop) & have shopping delivered once a week).They tried to charge me a ?50 to take my partner off the contract??? I don't have one! It transpired they don't have the contract I signed with RPMS & wanted my copy?? Georigina said she would take his name off my contract with them??I haven't signed a contract with them so assume they have made one up! (When they took over from RPMS I didnt get a welcome pack or email saying they were taking over..I was still paying my rent to RPMS for 3 months unwittingly)!They wanted to know how much deposit they are holding of mine..luckily I have the receipt from RPMS.We have recently had the guttering replaced by a bodger called Peter via Linley & Simpson ..the upstairs windows then didnt open at all! He used my electricity for 12 hours & had his wife sat in his van for all those hours he didn't have a lunch break & had to come back & re do the job which involved phoning a friend from up the ladders for advice! He then tried shaving some of the facia off for 5 hours which still didn't allow the windows to open & then cut half the beams supporting the roof off to move the facia boards up..none of the houses in the area have facia boards for this reason,.? The mess is still in the front garden along with a broken saw blade etc.He also broke the front fence in half when he dropped a metal drain pipe on it & put my TV ariel leads that I paid for round my neighbours broken drain pipe?? He replaced one of the stair bannisters with 1"screws & sawed into the wall several times when taking the old one off,the filler looks like it been done by a blind person.& the bannisters are so long the front door doesn't open fully?? He swept his van out & hid the sweepings under my blue bin?he was contracted to put a new cabinet outside round the electric box as it failed the electric test because it was open to the elements..instead of replacing the cabinet he put one door with hinges on one side & propped the remaining sliding door on the ledge (meter is over 6' high) so when bolt was undone the sliding side fell on you! He then had to come back & ask me how to do it??? If you email Sandra or Emma or Amanda you don't get a reply or an apology .A phone call with Amanda resulted in her calling me a liar when I have all the proof & offered for her to come & have a look which she declined?? The house has a big crack all down one side & down to a window which let's in water with heavy rain I mentioned it at my last house inspection & the woman said "oh its just wet paint"?? I have lived here 7 years & I am pretty confident paint would of dried in 7 years.I am not allowed to re fresh the paint in the same magnolia colour without asking permission.My horrible neighbour(I had no help regarding the nuisance neighbour) took the landlords fence down & put a small one up that my dog could easily jump over & then on to a busy road..I asked to double check it was the landlords fence & still haven't got a reply but he did replace the fence 6 months later.The house has had a leak from the bathroom to the kitchen for 15 years (my friend lived here for 8 years before me) for 2 years we had to put a bowl on the kitchen floor when we had a shower as it poured through the lights onto the kitchen floor we are now left with a big hole in the ceiling. The leak was fixed after 6 years but has since started leaking again.I have given up with them now & will be moving asap.Dont rent from these people they only care about the money not the state of the house or living condition Rude & ignorant
