i wouldna ? ?t give it a 1 star if you!!!!i would never use this estate agent again there all nice when there trying to let a house to you but once your in then your treated like trash, they dona ? ?t deal with issues until there ready too i waited 11 months for a hole in ceiling to be sorted out and still wasna ? ?t done even tho was reported and it was a hole that there handyman did!! was still happy to take full rent still even tho the house wasna ? ?t in the state i signed up for!!! now there holding back my deposit because some cleaning issues they say like door handles need cleaning, skirting boards have dust on, at back of tap a-bit of limescal, even tho ia ? ?ve got all pictures and videos of how i left it and it was left in excellent condition!!! they keep trying to get me to sign an agreement to receive my bond back but ia ? ?ve told them i dona ? ?t agree as they would get a cleaner in for new tenants anyway!! and ia ? ?ve asked for a link to dispute it with to the dps to dispute it with them and they keep ignoring me!! i was away with work for week and they came tohouse to look on a thursday and there representatives left all lights on thursday friday and saturday as thata ? ?s when i got home from work and all i got was sorry wea ? ?ll give you a ?10 for compensation that didna ? ?t even cover any part of electricity used for them 3 days
Avoid Linley & Simpson as landlords like the plague. After condemning my daughter's boiler last Friday because it was "potentially leaking carbon monoxide" into her home (their words), where she is a single mother with a 7 year old and 10 year old daughter, it then took me 2 hours to persuade them to order heaters to be delivered to her house in the meantime last Friday (they told her it was her responsibility to go out and buy them and they would not refund the cost at first, and then after an hour of me on the phone changed it to they would reimburse for 3 heaters, even though she was not in a position to go out and buy them herself. They finally agreed to order heaters themselves the next day, low energy weak heaters that barely heat up a corner of a room let alone each of the bedrooms and living room, kitchen and bathroom. They did not contact her again over the weekend to provide any updates, and it took her having to call them today (Tuesday) to have them tell her they can't do anything until the weekend (9 days no heat) because their 'workers don't want any overtime'. They are not allowing her to use alternative companies, and refusing to do anything about it in the meantime. Matthew at their Horsforth maintenance office has been absolutely despicable on the phone, no doubt because she's a single mother with two young kids, who he feels he can dismiss. He has treated her, and myself, in an incredibly unprofessional manner, speaking over us and swearing. Complete cowboy landlords - do not touch with with a barge pole. They clearly do not value their lower income tenants in the slightest. Vile people. They are now currently on day 5 with no heat, and refusing to take her calls. Anyone knows that these emergencies are supposed to be rectified in 24 hours, and yet we're on day 5 with no heat and two young daughters.
I've dealt with Sam right from the beginning with viewing, onto application and to moving into my rental property. He's been absolutely amazing, informative, helpful and resolved any query I had.... A service nothing short of exellent! Thank you Sam!
I currently rent from this company in Sheffield and I am saddened to be having to share such a negative experience. I moved into the property august 2021 and ever since I have called, emailed and complained of issues to no avail.We have gone with a broken boiler for the whole year and reporting issues weekly from no water to no hot water to no heating for months. Every time we report it to the company multiple people come to the property unannounced and never fix it. The response we always get is the landlord wants to send his own contractor to see what the issue is. We have gone weekends and easily over a month with no hot water which is not acceptable given we are constantly reporting the issue. We have had 4 people come over the past 3 weeks to see what the issue is from the company and the landlord all unannounced which breaches our contract as well as viewings show up without notice. We keep hearing from the contractors the boiler is cheap and shot and it would be more expensive to replace the parts to fix it than to get a new boiler. We are leaving in august and clearly the constant lack of communication and ongoing issues is the reason for this. It feels as though the landlord is waiting for new people to come in or just doesna ? ?t want to fix the issue even though ita ? ?s continuing to be a problem.We rent through this company and dona ? ?t have any contact with the landlord but the company keeps using the landlord as an excuse for why things arena ? ?t being done. Therea ? ?s no curtesy or communication between the parties and we are finding the living environment in enjoyable. The anxiety of never knowing when people are going to turn up or just let themselves in is horrible. We keep hearing people will be out to look at issues but these are never fixed. Our home after visits are left a mess as contractors move items which is understandable but dona ? ?t have the curtesy to put things back.We are at a loss on how to enjoy being in our home. We are left unable to do the simple task of having a warm shower which is a basic thing everyone should have access to and the company though pleasant when we call, keeps putting it on the landlord. If you are going to manage a property then you need to be managing it.I truly hope whoever else lives in the homes of this company and anyone who lives in the home we have after august does not have to face these issues. The property itself is really nice and ita ? ?s such a shame that the landlord and this company dona ? ?t seem to care about the tenants
A lady called Jennifer Lowe kindly informed me that my standing order cancellation had not been processed as l expected & that money was still being sent to L&S & was having to be refunded.I specifically went into my bank branch to arrange this cancellation & set up a new one for the new landlord. However, something must have gone wrong because a ?700 came out twice for L&S as well as my new SO. Fortunately, there were sufficient funds in my account so l was none the wiser until Jennifer messaged me.I would like to thank her for her prompt action which could well have saved me overdrawn fees in the future & a big argument with Santander!Mrs D F NewlovePrevious tenant on L&S books
I will never rent a property managed by L&S again.They charged a ?225 for references, even though I rented through them at my current (now previous) property!!!! Who did they ask for a reference?! The girl at the next desk? Ridiculous money making con.
I feel compelled to review my recent experiences with Samuel in the Wetherby Office. I am a new Landlord and the first few months of letting my property has thrown up several challenges.
