Smart but unprofessional

Sam Preistly was dressed smartly and greeted us when we arrived. Unfortunately our viewing was interrupted when another couple knocked at the front door and he allowed the couple to come look at the same time. I found this to be unprofessional, we couldna ? ?t get a grasp of any background noise from neighbours or traffic as all you could hear was the other couple talking. We didna ? ?t get shown what was what upstairs as he was with the other couple the majority of the time. So took it up on ourselves to just go for a look on our own before leaving.He gave us great tips on how to apply for the property and was polite

LANDLORDS BEWARE

LANDLORDS BEWARE - We have had nothing but awful service from Linley and Simpson. They have missed getting a yearly gas certificate, causing us to be letting illegally.Their original inspection when the tenant moved in had extremely bad photos and a description that was not correct, to an extent it is not useable, so if the tenant made any damage we'd not be able to claim costs back.They have attempted to raise their fees, just by just sending out an email explaining their fees are going up NEXT MONTH despite us signing a contract for their fess less than 7-months ago and they say this will be debited from our next month's rent.They also said in an email to us, "for your convenience, we are debiting a ?250 from the next rent we receive from your tenant".They say this is an emergency fund, no warning, no ask of permission and regardless that a contract was signed less than 6-months before this.These really are not sound people to be doing business with.I can also tell you that they take a long time to respond to emails and never answer all the questions in them.The list goes on...

Recently taken over our previous

Recently taken over our previous letting agents and so far the service couldn't be worse. Rent payments made nearly a month late, communication horrific, no correspondence/ replies to numerous emails sent chasing payment. Do not use, would not recommend at all.

Great service

I had an issue with the boiler that was leaking. I spoke to Charlotte Ferguson, she solved my problem. I'm so thankful to her and now I'm stressfree.

Linley and Simpson

Linley and Simpson, as reflected in other reviews prioritise landlords over tenants.We rented over 3 years with them, relatively seamless experience until problems arose regarding our flooring. Linley and Simpson routinely dodged the issue and 6 months later when it came to moving out they charged us for flooring damage not caused by tenant a ? ?misusea ? ? like they made out. They charged us a ?150 for this and a nice round a ?200 cleaning fee, no invoice attached of course. Like many agents in the modern era ita ? ?s all about maintaining a profit margin (not an ugly thing to do inherently). But penny pinching to this degree is stupendous. Avoid them if you can, at the end of the day housing in the UK is in short supply and expensive. So place them low down on your priority list. They will never fight on your behalf as a tenant a ? ?'? ? ? ?

Where to begin...

Where to begin...I'm currently looking for a rental property in hedon, can move ASAP, have everything ready an waiting, i rang to enquire about a property they have advertised, the woman on the phone snubbed me said will get back intouch and was still waiting when I had to call back and I'm still wait now to hear back and all because I have a service dog, they are been difficult. When legally that can not refuse a tenant due to having a service animal, i work full time, an im appalled at the discrimination shown by Estate agents these days in regards to service animals.

I had quite a few questions as I've not been through this process before and Lauren was so helpful and informative and gave in depth answers that were easy to understand. Overall, a very pleasant experience.
