Stressful Three Years a ? ? But Credit Where Ita ? ?s Due

My partner and I moved to Leeds in 2022 and have just left in 2025. We originally rented a property through a different letting agent, which was later taken over by Linley & Simpson.From day one, the house had problems: a boiler that kept failing and was repeatedly patched rather than replaced, a persistent gas leak - reported every year in the gas check as 'of concern', but never fixed... that became a full-blown leak, leaking windows, a bathroom ceiling that began peeling away, and a bath that started sinking through rotten floorboards. One particularly memorable moment was discovering a hole in the floor covered with laminate and, beneath it a support beam connected on only one side. Just hanging there. Oh, and a radiator that had been nailed to the wall fell off in front of me. Crime in the area was constant; violence, vandalism, armed robbery, even a a ? ?lady of the nighta ? ? in a caravan behind the house.Over three years, rent went up by 25%. By the time our hob was condemned (due to yet another gas leak), our landlord was pushing for another rent increase and trying to force us into a full-year contract - even after we explained we were buying a house and just needed three more months. That was the breaking point. I called the press. Therea ? ?s now a rather embarrassing photo of me in the paper, arms crossed, looking simultaneously angry and defeated.Now, you might be wondering - why is this a four-star review? Surely if it was that bad why not one-star?Because, despite everything above, Linley & Simpson handled things professionally. They inherited the property and did what they could within the limits of a very uncooperative landlord. Every issue I reported was responded to. Sometimes things got heated - it was a stressful time, and there were some difficult moments - but they always kept lines of communication open and ultimately - understood.Special credit goes to Honor, who got it from the start and really tried. She saw the situation clearly and treated us with empathy and urgency. Also to Ellie, Ebonie, and Ben, who came round, understood exactly what we were dealing with, and then actively advocated for us. Thanks to them, we got some - but not all - repairs done towards the end that made it safer to live in the house, and the rolling contract we needed to get out without being liable for 9 months more rent.Today, we got our full deposit back. They really did nail the landingFour stars. Because they stayed the course, even when the floor didna ? ?t.
