Linley & Simpson have proven to be one of the most dishonest and exploitative letting agents wea ? ?ve ever dealt with. Upon moving out, they hit us with an unfair and unlawful cleaning charge, despite us leaving the property in excellent condition. We provided clear photographic evidence, yet they completely ignored it, refused to follow their own documented procedures, and disregarded renters' laws altogether.Under The Tenant Fees Act 2019, landlords and letting agents cannot charge tenants for professional cleaning at the end of a tenancy unless there is clear evidence that the property was not left in a a ? ?reasonably cleana ? ? condition. Linley & Simpson blatantly ignored this law, fabricating a charge with no basis.A special shoutout to Joanne, who either refuses to read emails or deliberately ignores tenants when they present facts.
