Well they did have 5 star but now having experience them fully I'd give them a zero if I could. Reported damp over a year ago to which found out they was a massive hole in the roof and over year later its still not been fixed so had a winter in a cold flat plus mould. I kept in touch regarding repair in which I got every excuse in the book which has lead me to move (luckily not with Lindley and simpson).When came to moving out they rang as was panicking over the keys to which they was snatch out my hand when handed in, if that worried about the keys why not do the repairs that needs doing just as quick.I don't complain but this is a move I didn't need at this present time with my mental health and would advise people to avoid Lindley and Simpson in future.
This is must be the worst estate agency Ive EVER come across! Had a dead rat in the bathroom that took them nearly a month to resolve.Contacted my family if the rent was late after telling them not too.Took over a MONTH to get deposit back.Charged for burns in the carpet that were already there when I had moved inAll they seem to care about is MONEY!AVOID AT ALL COSTS!!!
WARNING! DO NOT RENT A PROPERTY WITH LINLEY & SIMPSON. They are extremely unhelpful, only interested in taking your rent and increasing the rent more than inflation, by over 10% each year. They were never willing to negotiate this, what they decided was gospel. When asking for repairs to be done, it seemed like a massive inconvenience for them, like you were asking them to donate a kidney or something.Youa ? ?ll be lucky to get your deposit back in full when you leave as they will find the most minor and petty things to charge for, they dona ? ?t understand that lived in houses will never be perfect but this is what they expect. The branch manager at Wakefield was not pleasant to deal with and never helpful.
This company offer there services to Landlords as a tenant finderThey are then asking Landlords to pay an administration fee, so that they can put a bond of a property they don't manage into there own account.This is a method that they are using to keep lots of deposits in there own bank accounts and ticking up the interest.The administration fee they are charging to offer this service covers the costs that are required by TDS to protect it, although it remains in Lindley Simpsons bank account.They then try every trick in the book to draw the process of sending tenants there deposits back.This is an absolute SCAM LandlordsSo please be aware.If Lindley Simpson offer a tenant finder service for your property keep the deposit in your own bank account and gain the interest.I am a long standing member of the Landlords association......
Bingley office have been excellent while we helped our Ukrainian gues to rent a flat. In particular Angus, Brooke & Hollie, along with Verity, have worked hard to overcome administrative issues (new legal requirements for landlords) and keep us informed along the way. Hollie worked tirelessly and with friendly professionalism to ensure that we could pick up the keys today. It's been a long journey to secure this flat but well worth it. Would recommend Linley & Simpson in Bingley!
Mr Ian Knibbs showed us a house and rambled and lied repeatedly trying to convince us that nobody uses TV or phone sockets anymore as they were not available in the newly renovated house , he even said that none of the aerials we see on houses roof tops are connected or used ! Went for a long time confabulating trying to convince us. Shameful and unprofessional behaviour from an older man don't use is my advice.
As prospective tenants you are treated like second class citizens. They also use Goodlord for referencing purposes. I would query whether some of their processes are actually legal. They do not tell the truth and we have evidence of this. It is only because of the circumstances we found ourselves in and the house we wanted near relatives was being let by them that we proceeded with this company. It has been a dreadful experience. Sometimes in life we can all face storms and find ourselves in difficult circumstances. The "service" received by Linley & Simpson only added to this.Look at their rating - and I am shocked this company is allowed to continue.
Awful experience avoid at all cost! We rented a property of Linley & Simpson for less then a year due to the poor standard of property and extremely rude and unprofessional staff. We had nothing but trouble they thought it was acceptable to leave us living in a property infested by RATS, MICE AND BIRDS NEST. At not one point was this dealt with in the correct way I had to seek legal advice to even get someone to come from pest control Linley & Simpson did not care about us as tenants all they cared about was money and keeping landlords happy. We also had several other problems again never fixed, dripping ceiling apparently condensation so told us to keep our heating on at all times and open windows at all times cost effective NOT! Mouldy windows, blown windows, broken fans, poor ventilation hence all the other problems with condensation they was not willing to sort out. Pest control ended up coming after a very long few weeks of trying to get Linley & Simpson to actually do anything about it with the landlord was telling both sides of the party different stories, pest control advised a number of thing after 4 visits nothing had been sorted even though roof damage, air bricks needed sorting and other things to control the situation. We had to pay a ?354 to leave our contract because we didna ? ?t want to live in these disgraceful conditions anymore with infestations, mould, leaks I wish I could attach pictures. We also made the property look so much better and the staff still didna ? ?t see the fact we were good tenants that just wanted a house that was fit to live in. The way the treated us has affected me mentally and made me ill from all the stress and anxiety of having to live the way we did. Nobody should have to be scared to go home incase there was a rat or mouse or worried about what I was going home too!
