Wea ? ?ve been extremely disappointed with

Wea ? ?ve been extremely disappointed with our experience moving into our new flat with Linley and Simpson. Despite assurances before we moved in, the flat hadna ? ?t been cleaned and rubbish was left right outside the door. We were shocked to find dirty fingerprints on the ceiling, and the blinds, which we were told were a ? ?fit for purpose,a ? ? are broken and have never stayed on the door.Additionally, the radiator in the main bedroom hasna ? ?t been fixed to the wall and is just left resting against it, which is not only unsightly but potentially dangerous. One of the main conditions we agreed on before paying our deposit was that the apartment would be painted a ? ? this still hasna ? ?t happened. Since moving in, our emails have either been completely ignored or replied to sporadically at best, even though before we moved in, the team were more than happy to help us.Ita ? ?s a shame that after fantastic correspondence and confidence built with the team, our trust has been shattered after moving in and seeing the state of our new home. Overall, we feel let down and disappointed that basic standards have not been met, and the communication since moving in has been very poor.

As a customer I wouldn't trust Linley & Simpson to save your life

As a customer, I can say the most satisfying part of the whole experience is the fact I am no longer living in one of their managed properties. I can now sleep at night knowing that an unexpected visitor won't walk through my door with unauthorised keys with zero notice trespassing and entering my home, The estate agent has no consideration for their customer's welfare and does not respect their views as to when I first moved into the property they were informed not to use their own keys on the basis that the apartment let was a mezzanine and this offered zero privacy! To my disgust, a contractor was given keys and the agent never communicated with me about this.Furthermore, the management company changed the locks at the apartments and it took months for them to come and issue keys to their tenants for the main building door, the intercom was damaged and people were struggling to get into the building.When I moved into the property I was charged a ?240 in fees and disgusted that no cleaning was done before the property being let furthermore I have now been charged a ?150 for cleaning after leaving the property clean myself. In my opinion estate agents should be responsible for footing their own cleaning bill seen so all properties now have to be cleaned before being let due to Covid.The contractual terms for the properties Linley & Simpson let are bad for tenants, they have waivers on damaging your property with their equipment, for example, They breach their own terms and act unprofessionally. I have personally complained to The Property Ombudsman which is available to address issues. Furthermore do not let them allocate their choice of companies as its a Con you end up with inferior companies whilst they make money from referrals.

The worst company I have EVER dealt

The worst company I have EVER dealt with. Took me months of back and forth to have my deposit returned, with false claims I had damaged a property. I ended up complaining to the TDS company and got it back 24 hours later. Absolutely appalling staff, they have no idea what theya ? ?re doing and are extremely rude. AVOID!!!!!!

Bad neighbours

Just moved into a property with my partner who suffers with extreme anxiety At first we were welcomed I purely put this down to us been able to put down 6months of the rent at 1.5k a month.Once done landlord and estate agent dona ? ?t help a great deal, with awful and rude neighbours that are friends with the landlord and they just stick together!When seeking help with both estate agent and landlord we just got the impression no ita ? ?s all our fault. would always recommend go into real detail and have things in place if they go wrong with your land lord or in our case u will have your money taken for a crap experience

Excellent service

Thank you for your assistance. The team at Linley and Simpson has been a pleasure to work with. Proactive, responsive and patient, aspects we have appreciated as we are renting a property for the first time. Hollie, Angus and Brooke have all been particularly helpful and pleasant.

Universally meh.

I have one buy to let flat which I let through Linley and Simpson. They are very meh. The biggest gripe I have is that everything happens in silos. If I want to get a general overview of my flat, from lettings, admin, repairs, rents, future prices etc, I have to phone a different person up, who is always just as clueless as to the state of my flat, who I am as the last person. There is never any hand over of the conversation, so you end up repeating yourself. That's if they even re-direct you. The amount of times I have been told to put the phone down and call a different number is a joke. I have to do all the work for them, which leaves me wondering what I pay my management fee for. If I need to query a bill, no one can tell me with confidence what has happened or why. They're also rubbish at following up with stuff they promise to do. I had originally put this as a 3 star review, but on reflection I can only give them 2 stars. Would not recommend to a single property landlord.

RENTERS BEWARE!

RENTERS BEWARE!We were left without a warm running shower for 8 weeks. Incompetent staff who are unable to take any ownership of their mistakes. We reported our shower running cool 8 weeks ago and after sending a plumber, Linley did no follow up, did not inform us of what was happening. Bad basic customer service, did not speak to the same person throughout the whole situation, kept getting passed from pillar to post with no clear resolution offered. Never renting with Linley again.

Hamaad was incredibly helpful at getting me viewings sorted at a short notice, was incredibly polite and got everything sorted quickly. A rarity when looking for flats! Highly recommend.

Professional, helpful and friendly service

Our first contact with Linley & Simpson was for a purchase, we viewed the property and successfully had an offer accepted. The purchase went smoothly and apart from a slight problem with our solicitor moved towards completion. During this period we then asked for our current home to be valued and got a great valuation and decided to sell. The team was excellent, we met a number of them throughout both the purchase and sale, we accepted an offer soon after putting our property on the market. Throughout we were kept updated by Inez both for the purchase and the sale, her professional attitude and friendly manner made a stressful and often complicated process seem very easy indeed, this being our first move for more than 40 years. We would recommend Linley & Simpson to anyone, their service is exceptional.
