Horrendous experience at the Headingley

Horrendous experience at the Headingley office.Rented a property and when the landlord removed the property from their care and went on their own this moronic company contacted all the utility companies to close our accounts, we lost our water, gas, electricity and council tax accounts as they emailed them all to say the property was empty even though the landlord had just changed the rental agency.They are completely clueless dimwits without two brain cells to divide between themselves and have caused us major hassle for no reason other than them being the most useless rental company I have ever had the misfortune of coming across.AVOID AT ALL COST

Rented a flat through Chapel Allerton

Rented a flat through Chapel Allerton branch and hope no-one has the experience Ia ? ?m currently having.Moved in, flat hadna ? ?t been cleaned and several of the a ? ?furnishingsa ? ? werena ? ?t fit for purpose. Flagged this, and to be fair, some were upgraded. Spent a bit of time cleaning the flat on move in day as it gets a bit dusty between tenants, as expected.Leta ? ?s move on to move out day. After a year of living there on my own, 2 or 3 nights per week, and having cleaned the flat to a higher standard than when we moved in, herea ? ?s the experience:Potential bill for:- cobweb behind one of the doors that we kept open the whole time we were there (and admittedly that was factually correct), it would have been quicker to get a duster to remove the webs than take the photo.- took one photo of a piece of skirting board approx 12 inches long that needed dusting. Not the 100pls foot of skirting board that was clean.- opened a wash machine that had never been used (as I took my washing home at weekends) with unclean rubber seal (clearly never took the photo as we moved in as never been used).- the bed is now apparently broken, despite the fact wea ? ?d asked them on move in to have a look at the bed as the mattress was sunken & headboard stained. They replaced the mattress and now claim, 1 year later, that the bed is broken and sunken? Not mattress related, apparently!!- final one for now, yellow stain on the back of a curtain??? Given the flat has condensation Ia ? ?d say ita ? ?s that they need to deal with. Seems like theya ? ?ll do whatever they can to keep your deposit and have a keener eye and higher standards in check out than check in. Sharks.

Very disappointed

Ia ? ?m currently going through Linley & Simpson Bingleya ? ?s complaints procedure after being unable to move into a property on the agreed date due to cleanliness and safety issues. Despite assurances, the property was left in an unacceptable conditiona ? ?unclean, with hanging wires, broken fittings, and a strong smell of pets. Communication was poor, and I felt pressured into agreeing to a Zero Deposit Scheme that increased the rent. Ia ? ?m now living with ongoing uncertainty about when I can move in and how much this situation will ultimately cost me. A deeply frustrating and stressful experience.

As a landlord

As a landlord, I've always found L&S to be well organised and quick to inform and respond. Detailed monthly statements are provided, and we receive our payments, tenancy renewal documentation, etc. punctually. There have recently been a number of fairly minor plumbing-related incidents in our property, and these have been promptly communicated to us by Ruby Brewer, and then equally promptly dealt with and closed out by her, in accordance with our instructions. As a non-UK landlord, I appreciate this level of service, because such problems are sorted before they become more serious in technical terms or a cause of dispute between landlord and tenant.

I had to rent a property and the company I used was taken over by LnS. They will lie to you and they will be deceitful. If I ever have to rent again I would rather sleep in my tent then use this company.

Stay away from this agency

They dona ? ?t even deserve a one star rating. They seem to be pro landlords and dona ? ?t care about their tenants. We took one of their houses in badminton drive, Middleton on a 12 month fixed tenancy. We were offered tenancy on 7th September and when we planned everything for the move 36 hours before the move in they changed the move to 14th. Had to struggle in aligning all the things planned for the move and incur additional costs.Real horror is on Day1 of our move. We were told that they carrying out some fixes in the bathroom and would fix all the issues and hand over the house is a good state at the start of tenancy. What we saw is completely different: wobbly bathtub, mould in the living room, broken shed(almost into pieces, should have removed), uncleaned kitchen, heating working only on downstairs, no radiator thermostats upstairs (heating isna ? ?t working at all), broken hinges of the WC cover, open electric sockets and many more. Unfortunately on a fixed 12 month tenancy, so looks like there is no way out for us and they dona ? ?t care.Just posting this here so that in the future no one should fall into their trap.

So...

So...My partner and I put in an application for a property we had previously viewed and liked.8 days later, no response, after twice daily attempts to contact the Holmfirth office with no one answering the phone. When I did finally get through and asked for call back at noon the day after it seems simple instruction is way too much, because did that happen? No it didn't.Our application wasn't accepted due to their miscommunication with the landlord to what was and wasn't allowed. In this case, a cat.How much is it to ask these days, for a company to actually do what they're paid to do, e.g. their job.I feel these days that companies like this need to apply to me to tell me why they should be my estate agent, and not me their tenant.Currently, the rental market is a shambles, overpriced, completely misrepresented and let down my money grabbing firms like this.I won't be applying for any properties with their logo on, again.
