Deeply Unprofessional and lack of communicationOur experience with Linley & Simpson Pudsey was extremely disappointing. We gave 2 monthsa ? ? notice after buying our home, but were ignored for weeks. Just a week before moving, they demanded a ?400 to find a new tenant. They claimed someone was taking over the tenancya ? ?but we only found out after calling that the application had failed the day before. No communication, no courtesy.They continued charging full rent while the property sat empty and underwent refurbishmenta ? ?still under our name. In total, they took a ?6,500 from us, including a ?500 unfairly deducted from our deposit for pre-existing issues. Even the branch manager offered no support.If you are a tenant, please avoid them. You wona ? ?t get any supporta ? ?only stress, silence, and a terrible experience. This agency lacks transparency, professionalism, and basic empathy.
As a landlord I had two years of full management with these guys. Every six months I asked for an inspection report, I didna ? ?t receive any. Therefore when I moved back into the property, there was cat damage everywhere. Also found packets of cannabis and evidence of smoking, hence yellow walls (was white paint.) The tenant declared she was a non smoker. Recently found out the this letting agent has not informed the energy supplier of change of occupancy.I will not use Lindley & Simpson again ever!

Had a few viewings with Lindley and Simpson - Horsforth recently as was on the hunt to move. Aimee showed me round each property and was really patient with me and the millions of viewings I had arranged. She was always really friendly and helpful with the viewings and was honest about other potential tenants and viewings which were scheduled. Always easy to book a viewing and was always contacted quickly
We had to wait over six months for repair to our air extraction unit. We had to open our balcony doors in winter in order to allow the steam to escape, which was far from ideal.After a broken pipe inundated our flat with waste water, we are still awaiting repairs weeks later and have access to only one bathroom of the two we pay for. Updates from the maintenance team are never forthcoming without time consuming chasing.
