The staff are very kind and evidently hard working. Never a slow email response and always supportive. By the end of the process I was on a first name basis with some of the staff and signing the tenancy through the Goodlord system was mostly smooth sailing.
As migrants unfamiliar with the fixed-term tenancy system in the UK, we gave them nearly two monthsa ? ? notice that we were buying a home and needed to end our tenancy early. Instead of offering guidance, they gave us the runarounda ? ?claiming the agent was a ? ?on leavea ? ? or that they were a ? ?waiting to hear from the landlorda ? ? for weeks.Only a week before our move-out date, they suddenly told us to either find someone ourselves or pay a ?400 for marketing to find a new tenant. With no other option, we paid. They later told us theya ? ?d found someone to take over, so we returned the keys and moved out. Then, on the day our next rent woulda ? ?ve been due, we called to confirma ? ?and they casually said, a ? ?Their reference failed yesterday.a ? ? They never even bothered to inform us. Completely unacceptable.Instead of continuing to market the home, they let it sit empty while doing refurbishmenta ? ?and still charged us full rent the entire time. In the end, they took a total of a ?6500 from us, even though we hadna ? ?t been living there for months. When questioned, they gave flimsy excuses like a ? ?the landlord needs to do renovations.a ? ?We even tried to escalate the issue to the branch head, but nothing changed. The entire branch seemed unprofessional and uninterested in resolving tenant concerns. Ita ? ?s not just one bad agenta ? ?ita ? ?s a broken, careless system. To make things worse, they withheld a ?500 from our deposit, blaming us for so-called a ? ?damagesa ? ? that were clearly there before we moved in. Things like sealing a kitchen top or carpet cleaninga ? ?which they couldna ? ?t properly justify. Just another excuse to take more money.Meanwhile, they listed the same property at different prices on various sitesa ? ?a ?1100, then a ?1300. The price changes felt inconsistent.Linley & Simpson Pudseya ? ?s communication was nearly non-existent unless they wanted our money. We were left feeling completely in the dark.DO NOT rent from them. If youa ? ?re considering using this agency, be prepared for a stressful and unprofessional experience.
If I could give no stars then I would! The staff are totally incompetent and rude! They think ita ? ?s ok to charge tenants for every little thing when the house was cleaner than when it was first handed over. This is how they make their money. Total con artists DO NOT rent with or from this agents!! You will regret it!
We attend a viewing today and Suki was on hand to guide us around the property, answer any questions and help with any queries. She was extremely helpful and great to deal with.In fact the whole team have been amazing guiding us through the process as we decided on moving to this property. Thank you to Angus, Brooke and Rhiannon.
Telephone calls to their Pudsey Branch were never answered, left messages but never received call back. Went into their new office, there were 3 to 4 people there, none of them bothered to greet me so walked out again. The worst estate agency I have came across.
