I received fantastic polite and professional communication with quick responses which i find is essential when trying to purchase a property. Con men

Con menPut me in a flat in January, in Manor Mills in Leeds, where the building has Grenfell style cladding on, didn't make me aware prior to moving in, didn't make me aware that 6 months into a 12 month tenancy that there would be scaffolding put up and sheeting put all the way round the building, while the cladding removal process is still going on, if I'm ever at home during the day, it's not even worth being there as the noise of the drilling and grinding from 8am onwards is absolutely insane and not a condition you should have to live in daily never mind pay over the odds for.My room is on the end of the corridor then which means there is constant work going on, on the external wall from top to bottom as this is where most of the cladding is.I have had to turn down a job on nights as it would be impossible to sleep through the day.Linley & Simpson's solution? a ?100 a month knocked off the rent and "no lower", it's the human equivalent of a mouse living in a shoe box, by a busy road and they could not care less!Reported to trading standards and the property ombudsman.Be careful when using these clowns!

Broken boiler

Our boiler broke and on inspection required a new boiler fitting. Jack was very good at keeping in touch and ensuring we were up to date with a time frame for instillation

DO NOT USE

I am writing this complaint on behalf of my friend Danielle who has recently moved out of property; Hucklow Road Sheffield. Not only has this been an absolutely disgraceful letting agent from start to finish, they have managed to out do themselves on the check out report. Initially when moving into the property Danielle informed Kelly Boot, Branch manager of Lindley and Simpson, of the following numerous issues;1) A broken lock on the window with a small hole in the double glazing.Kelly came out to view the property and informed Danielle that she had to pick between which one she would prefer to be fixed and that resolving both issues would not be possible. 2) Filthy carpets that were thread bare and were causing a trip hazard. This problem took 2 months to be replaced.3) Dead and LIVE Rats under the floor boards.Due to Danielle living with leukaemia she politely asked the agent to take the necessary action to make sure the property met suitable living standards as her immune system is compromised. I think you will agree that this should be as standard for anyone renting a property whether they are in ill health or not. The response she received from Conor, one of the estate agents at Lindley and Simpson, was that it was an old house what did she expect!? Again any tenant renting a property should be provided with an abode that allows for safe living conditions regardless of the age of the building. Buckingham palace is an old house, again this excuse is unacceptable. Danielle had to buy new curtains as there was no curtains when moving into the property. Upon moving out of the property Danielle left her curtains for the next tenant, Danielle has been charged as they have deemed the curtains 'poor condition', even though these were purchased out of her own money. Being charge for this is ludicrous and leaving an item that could simply have been taken down just proves the low-class level of company she has had to deal with. She has also been charged for dirty work tops, they were that rotten that Danielle wrapped them in fablon and removed these when she was leaving so no damages were made to the worktops but again has been charged for these.When moving out of the property Danielle has also been charged for the broken lock on the window that she reported broken when she initially moved into the property but was refused the right for this to be fixed.The audacity of their mission statement a ? ?We will provide a first class service built on professionalism' is laughable. I'm unsure of what this agent deems a first class service but i would hate to be subjected to their version of an inadequate service.Finally before we receive a response of 'we were not paid by the landlord to manage the property' which I can see several other reviews have received, I can assure you that they were paid to manage this property on behalf of the landlord and the ownership lies with them!! . A company which deems themselves to have such a high calibre of customer service surely would not take on a property of this standard and put their name to it. Shea ? ?s paid rent in full and on time every month to be met with very little support in return! DO NOT GIVE THEM YOUR CUSTOM!

Fines fines fines

When moving out of my rented property they refused to release all my deposit. Instead of contacting me to give it one more clean, I was given numerous bills to pay. Staff very unhelpful and refused to work with me. They refuse to support clients instead they want quick fixes. Such a shame...however I have a wonderful new property and away from renting. Be aware of the company especially the Harrogate branch.

Due to the agents not having got the

Due to the agents not having got the correct paperwork from the landlord as of 4pm the day before the arranged move, I needed to cancel the moving company and pay another months rent on current property, cost almost a ?1800. Not even a sorry

A smooth experience

Ita ? ?s been a smooth experience with Linley and Simpson so far!The tenancy checks, move-in process, and Fixflo communications have all been pleasant and straightforward.It was particularly welcoming to see that the apartment had been freshly painted and the decor retouched before I moved in, which made a real difference to the initial feel of the place.Ita ? ?s nice to know that the Loft apartment has been looked after, and that the Landlord and Property Manager understand the little details that make the difference when moving to a new home.A special thanks to Matt Kendrick for his help and efficient handling of everything.It's clear that the team at Linley and Simpson prioritises a smooth and positive experience for tenants and as things stand would definitely recommend
