Would urge Landlords to stay clear from Linley & SimpsonAs a Landlord wea ? ?ve ended up with them twice now because of their purchase of other letting agents in the area, so not through choice. Both times wea ? ?ve had a similar experience and it is clear they just do not do their job properly. Had no issues with the companies they bought out so a fair and reasonable comparison of what can and should be done vs the reality of Linley and Simpson.They forgot to do a Gas Safety Check and it was only because we flagged it had expired and raised it that they then got one carried out. Didna ? ?t seem to care or see it as a major issueThey failed to carry out the required checks on the property which resulted in mould issues manifesting which could have been sorted quite easily. Now we are trying to resolve a tenant moving out and they cana ? ?t even get basics of resolving what is fair and reasonable to deduct from the deposit to the point now where they simply ignore my emailsWea ? ?ve seen enough of Linley & Simpson be know that they simply take money off Landlords each month to do as little as they can get away with and are disinterested in trying to resolve issues. Shiny offices and branded vehicles masking the fact they appear (in my opinion) to have grown too quickly and simply do not have the processes and people to cope with the volume of properties they are being trusted to manage. By contrast, the previous 2 companies we used which they bought out (Hardisty and Waite & Co) were spot on and did their jobs as expected.
Absolutely disgusting and unprofessional estate agents! Rang them the first day the property was listed to arrange viewing for a and was told to leave details and they'd get in touch. Didn't hear anything a whole week later so rang again and received the same story so I again left details rang them the third time only to be informed that an offer has already been accepted! Maybe my surname didn't appeal to them as its clearly a popular foreign one.
If I could give zero stars I would. From start to finish they were nothing but shambolic. I was a tenant, and had numerous issues in the property not L&S fault but they did nothing to help. Upon leaving the property; it took them 6 weeks and a lot of stupidity on their part for me to get my deposit back. Special mention goes to Elle in the pudsey branch who was worse than useless, no idea why theya ? ?d leave a trainee in charge of something worn no supervision but I assume she wona ? ?t progress from trainee. Oliver was brilliant in finally getting my deposit in 24 hours despite Elle having told me over the course of 6 weeks Ia ? ?d have it in my account anyway now, absolutely feckless she was.
The property was a rental for a few years before we had to sell. L&S wea ? ?re the rental agent so we used them to as the agent to sell as we hoped communication between the two departments would make it easier. In fact communication was not good either between their own departments or with us. There was an error made which resulted in the sale being completed a month later than it could have been, with the potential risk of losing our buyer.
I didn't choose to Rent from Linley & Simpson they took over from Rpms who I had been renting this house from for nearly 6 years.They do not reply to texts (when I reply to their texts) No welcome pack to give their contact details or their bank details or how to report the long list of long standing repairs,or let me know they had taken over from my estate agent ..All i got was a stroppy email saying I hadn't paid my rent when I had but to RPMS who i had always paid. I didnt know they had taken over from my estate agent..i got no apology for not informing me of a change of bank details.Repairs don't get done..6 month wait for a leak through the ceiling & it only got done thanks to a push their super plumber & now its leaking again!! with the added bonus of a hole in the ceiling.The house has had the same leak for 16 years (my friend rented it before me).The kitchen is 20 years old & half the cupboard doors fall off / draws drop as they are rotten the screws don't stay in we are continually doing our own repairs..i have been waiting 6 years for window lock keys (not L & S fault),the house is so draughty & cold,gutterings are full & were when I moved in the property has not been maintained.Back fence has blown down I have been waiting 18 months to find out if it belongs to this house or next door.Less than 12 hours notice for electrical or gas checks.The staff I have dealt with don't communicate within each other so I get the same text from 5 different employees?? The staff I have dealt with have been very rude i would not recomend renting from Linley & Simpson & certainly not the Beverley office.Very hard work to get any communication out of them, they just want your money!
I have been renting with the York branch for a couple of years and have been stuck with them over the pandemic. I have been renting for years with many agencies but these are the absolute worst Ive never lived anywhere that has felt less like a home where they have flouted many their own tenancy rules cared very little for the state of the property and allowed the landlord to act more like an over bearing parent !!Absolute nightmare avoid renting through them at all costs !!!
